The Spirit Of The Warranty 

Our warranty commitment is easy to understand and based upon common sense. We believe you have the right to expect a clean home which is complete and free of defects at the time of closing. Basically, things should work. If there are problems because of defects in materials or workmanship, Tim O'Brien Homes will arrange for the repair or replacement. If a problem results from actions by occupants of the home (or others), or from ordinary wear and tear, Tim O'Brien Homes is not responsible for the resulting repairs or replacement. Refer to the specific terms within your limited warranty. The intent of this document is to highlight important aspects of the warranty process.

We view your warranty in terms of what you, the buyer, have a right to expect. We view the issue of preventive maintenance in terms of what your home has a right to expect from you. No materials used in the construction of your home will last forever. Most will last for a long time, if properly maintained. It is our desire to help you understand how to prolong the life of your home through regular maintenance that is appropriate for the types of materials used in your home.


1-2-10 Workmanship Warranty Overview


  • One-Year Workmanship Warranty commences the date of closing and covers all installed items.
  • Two-Year Workmanship Warranty covers the heating and cooling system, electrical, and plumbing workmanship of our trade partner, this does not cover manufacturers workmanship.

            - If a manufacturer part fails after year-one, then Trade would charge for labor (not materials) and homeowner would pay. 

            - If a supply fitting was leaking due to poor connection, then our warranty covers that and Trade will take care of it.

  • Ten-Year Workmanship Warranty covers the major structural components of the home; the load bearing elements of the home.

Limitations of Warranty


Approximately 6 weeks after closing, you should receive a Builder's Limited Warranty Coverage Validation Form and the Builder Limited Warranty from the warranty program administrator. Refer to limited warranty for specific coverage.

  • Consequential Damage
  • Systems and parts of the home modified and repaired by others after closing
  • Insects/Pests and Animals

Warranty Registration


Manufacturer warranties pass through to you at closing. Some manufacturers require formal registration of the warranty for the warranty to be applicable. For example, please make sure to complete the following within the first 90-days of occupancy:

  • Furnace Heat Exchanger
  • A/C Coil in Furnace
  • Air Conditional Unit
  • Appliances

Warranty Procedure


60-Day Check-In

  • Approximately 20 to 30 days after closing, we will reach out to schedule your 60-Day Check-In. Please keep a list of any items you feel are warrantable and we will review them then. 

11-Month Check-In

  • Roughly 10 months after closing, we will reach out again to schedule your 11-Month Check-In. Please continue to keep a list of any items you feel are warrantable and we will review them then.


Avid Ratings Survey


Approximately 30 to 45 days after moving in, you will receive a Move-In Survey via email from Avid Ratings asking for feedback on the homebuilding process. You will receive another survey at the end of the warranty period. We appreciate you taking the time to complete the survey and share any feedback you may have on the People, Process, and Product. Filling out the survey makes you eligible for a drawing to receive a $500 gift card from Avid Ratings.
