The following steps are a guide through the building process of our new homes. Tim O’Brien Homes finds the experience much easier when there is a clear idea of what happens next. Our commitment is to keep you informed from the first meeting to well after move in.

How To Build

Contract Signed & Initial Plan Draft


  • Congrats, you're starting the process of building your new home!
  • Our Virtual Design Coordinators will take your build agreement markups and draw your entire home in 3D.
  • The Initial Plan Draft will be reviewed by you and your New Home Sales Professional.

Design Studio Appointment


  • To many of our homeowners, this is the most exciting part of your homebuilding experience!
  • You will meet with your Design Center Professional to personalize your Tim O'Brien Home.
  • This includes selecting your exterior colors of the home, flooring, cabinet styles and colors, countertops, plumbing fixtures, and everything in between.

Loan Closing & Start of Construction


  • Once the loan is funded, the lot is closed, the insurance certificate is received, and the permit is in place, construction begins!

Building Your Home and Move-In


The new home is built through the combined effort of specialists in many trades. Only authorized suppliers, and trade contractor partners, are permitted to perform work in the new home.

The New Home Sales Professional and Building Professional will guide you throughout the process, including a Pre-Move-In Orientation, a Pre-Drywall Orientation, and a Pre-Closing Orientation.
